The responsible party for your group (person making/paying for the reservations) and at least one member of each family accompanying the responsible party must provide a signed copy of the rental rules and liability waiver form.

 

Guests are expected to leave the property as it is found.  Additional costs for damage, excessive cleaning, or trash pick-up will be charged to guests after departure.

 

Violation of these rules can result in termination of your stay and removal from the property, without refund of your reservation costs. 

 

The Frio House is a non-smoking property.  

Smoking is not allowed anywhere on the property, inside or outside.

 

No pets allowed

 

• Bed sheets are NOT PROVIDED.  Comforters, mattress covers, and pillows are provided.

• No glass containers allowed anywhere near the river or in the river.  Glass containers are not allowed past the top of the stairs at the house that lead to the river.

• No day guests are permitted.  The maximum number of guests at any time is 15.

• House parties, outdoor parties, receptions, or any other activity with unregistered guests at this property are not allowed.

• The minimum age for the person making the booking is 25 years

• Guest under the age of 25 must be accompanied by an adult over the age of 25 at all times. No high school or college age guests allowed without parents.

• No fires are permitted outside the designated fire ring and BBQ pits. Fires near the river or any other location are expressly forbidden.

• No fireworks, BB guns, slingshots, pellet guns, firearms, or weapons allowed.

• ATV's, UTV's, golf carts, go-karts, mini-bikes, RV's, or tents are not allowed

• Any illegal activity such as drug use and underage drinking is not permitted

• Excessive drinking is not allowed

• Quiet time begins at 10pm, but at no time is loud music or other noise that may disturbing to the neighbors allowed at any time. Please be respectful of the neighbors.

• Water balloons, pinatas, silly string, confetti eggs, or any other type of product that may generate litter are not allowed. Trash pick up for these items will be charged to your account.

• Trespassing on adjacent property is against the law. All dry land above the water along the Frio River is private property and you are breaking the law if you get out of the river onto the banks.

• You will be swimming and using the property at your own risk. No lifeguard is on duty.

• Guests are expected to leave the house in the same condition as you found it. All dishes, utensils, and cookware must be cleaned and put away. All trash must removed and placed in the outdoor trash cans. You are expected to clean any spills, mud, or excessively dirty areas. Any unusual cleaning charges after your departure will be charged to your account. Guests are not expected to launder the bed comforters or mattress covers.

• Vehicles are not allowed off the paved driveway at any time. Driving or parking off the paved road is not allowed.
