Rates:
Peak Season Rate - $795 per night
Minimum of 4 nights
Off Season Rate - $450 per night
Minimum of 3 nights
Sleeps up to a maximum of 15 guests
The peak season is from May 15 through September 15, as well as spring break, Easter, Thanksgiving, Christmas, and New Year's holidays.
We will be happy to try to accomodate stays of two nights or more between existing bookings during the peak season.
Specified rates do not include applicable taxes and booking fees (10% total).
Bookings through VRBO are also subject to VRBO service fees.

The Frio House is a non-smoking property.
Smoking is not allowed anywhere on the property, inside or outside.
rental rates
To reserve your stay at The Frio House, a non-refundable reservation deposit of $675 is required and will be collected at the time your reservation is made. Your dates will not be reserved without a deposit.
The remaining balance for your stay will be charged to your credit card 45 days from the start of your reservation. The reservation deposit will be applied to your balance at that time.
All reservations made within 45 days of your stay must be paid in full at the time of booking.
Failure to make payments in a timely fashion may result may result in cancellation of your reservation (see cancellation policy below).
All reservations will be verified by a phone call from The Frio House.

Due to the short peak season and limited availability, The Frio House must strictly enforce the cancellation policy. No exceptions will be made.
Cancellation at anytime after booking will result in the loss of your entire reservation deposit.
If you have paid in full and cancel within 31-45 days of your stay, you will
receive a 50% refund of the total cost of your reservation.
If you cancel within 30 days of your stay, you will not receive a refund.
Late arrivals and early departures will not receive a refund for the days not used.
Partial cancellations are not allowed.
There will be no exceptions made for bad weather, high/low water levels in the Frio River, family emergencies, health issues, personal obligations, or any other reason. The Frio House encourages all guests to acquire trip insurance for worry free reservations.
In the event of a cancellation, we will offer you a full refund, less a $200 administrative fee, if we are able to secure a new reservation for each of your nights at the full booking rate.
Any cancellations must be made by phone to avoid misunderstandings. A confirmation email may be provided following the phone call.
damage deposit
A damage security deposit of $650 is required and will be collected with the remaining balance to provide coverage against damage, theft, or property loss.
In addition, damage protection insurance is available through our booking system (VRBO) for a small fee. This insurance will offer protection against unintentional damage that may occur during your stay.
Guests will be held responsible for all damage, even if in excess of the security deposit.
Once the condition of the property is verified, the security deposit will be returned within approximately 14 days after the end of your stay.
